Parking structures are essential infrastructure for the development of urban and suburban communities. Harsher exposure conditions due to structures openness, dynamic vehicular loads, de-icing salts, and construction and design deficiencies reduce garages’ life span. In addition, extreme weather, age of the structure, and inadequate maintenance contribute to further structural deterioration. In this paper, general distress conditions in cast-in-place, precast, and post-tensioned garages are discussed, along with probable repair solutions, asset management, and associated repair costs.
