Underpinning at Hines Maple Terrace, Dallas, TX
To renovate, expand, and convert the seven-story Maple Terrace Building in the Uptown neighborhood of Dallas, TX, from apartments to office space, 22 shallow footings needed to be underpinned. The proximity of the existing building to the new residential tower with a basement required retrofitting the existing foundations to develop the site. The project was bid based on an underpinning solution that relied on micropiles connected to the existing shallow footings to transfer column loads. After award of the project, the field investigation showed varying footing geometry, and testing of the footing concrete cores resulted in unconfined compressive strengths significantly lower than anticipated. These conditions resulted in changes to the underpinning design. The final design bypassed the existing footings, and used a load transfer frame connection to the building elements above the footings was used.
