Endogenous Impact of Urban Residents’ Consumption and Housing Price: A Case Study in Harbin City
At the current stage of economic development in China, the mismatch between the continuously rapid rise in housing price and the growth in consumption demand has become a challenging problem. In this paper, a simultaneous equation model is established based on the endogenous variables including housing price, urban residents’ consumption, and multiple exogenous variables affecting them. Through a case study of the comparison between Harbin City and the national average level from 2001 to 2016, it is found that there is an obvious endogenous relationship between housing price and urban residents’ consumption, both of which are positive, and this effect is obviously more significant in Harbin City. In addition, this paper analyzes the difference of exogenous variables estimated in the two models. The results will provide a theoretical basis for the Harbin Government to formulate policies, real estate developer to make decisions, and residents in house-purchasing.
