Repair of Three-Story Residential Condominium in Lake Oswego, Oregon
The Lakewood Condominium is a residential building consisting of three timber-framed stories supported on a structural concrete slab above the parking garage. The slab is supported on reinforced concrete columns and walls. The homeowners experienced multiple problems with their units, including water intrusion, deflection of the floors, jammed doors and windows, cracks in the drywall finishes, etc. The primary issue at Lakewood Condominiums was found to be the structural slab, which is deflecting due to deficient design. Water entry at the deck-to-wall transitions collects in the `bowls' of the non-planar slab, resulting in water migration through the damaged slab. This paper covers the forensic investigation, structural evaluation of the existing situation, several proposed repair alternatives, and the final structural repair recommendation.
