The purpose of the final master thesis is to analyse the possibilities of modernization of the apartment houses according to the passive house standard and foresee the prospects of this type of modernization in Lithuania. The thesis consists of six main chapters. The first chapter contains information of the passive house concept, main principles and characteristics, legislation and technical regulation. The second chapter describes the condition of the apartment houses in Lithuania, determines the need for modernization of this type of buildings. The third chapter presents examples of the modernization of apartment houses according to the passive house standard, describes their characteristics. The fourth chapter analyses the possibilities of the modernization of the apartment houses according to the passive house standard in Lithuania by using PESTEL and SWOT methodology. The fifth chapter contains analysis of alternatives for modernization of the apartment houses; the optimal alternative for modernization of the apartment houses is determined by using multi-criteria evaluation methods SAW, TOPSIS and ARAS. The sixth chapter contains prospects of application of passive house standard on modernization of apartment houses, the opinion of Lithuanian construction experts is given. Conclusions and proposals that summarize the work are given in the end of the thesis. The thesis consists of 99 pages of text, 18 pictures, 26 tables, 100 bibliographical entries. The appendixes are added separately.
