The existing condition of PIH Gedebage building can not maximize its potential to providing services. The aim of this study was to evaluate the asset performance of PIH Gedebage building based on Building Asset Performance Framework (Queensland Government, 2017) in 4 areas of performance (dimension), including approprietnes, effective use, environmental impact, and risk of statutory. The research used a descriptive method to describe the phenomenon based on data and existing conditions with a qualitative and quantitative approach through the scientific data collection techniques like observation, interviews, and documentation studies. This research analyze 4 areas of performance (dimension) of proprietnes, effective use, environmental impact, and risk of statutory. All of the performance areas can not fulfill the required criteria, the building performance is not optimal in its purpose to support the service and in current time and future.
