The aim is to reveal the assessment and priorities of real estate developers when implementing sustainable and smart buildings projects in Lithuania. Urbanization processes are leading to an increasing demand of real estate. Growing cities are one of the most important drivers of the country’s economy, but intensive construction also has a negative impact on the environment and society. The construction industry is considered one of the largest consumers and polluters of natural resources. In addition, buildings consume large amounts of various natural resources, most of which are non-renewable. For these reasons, the sustainability and intelligence of buildings are receiving increasing attention in the development of new construction projects. In sustainable and smart buildings, the main priority is human health and well-being, and this is being developed by smart technologies. The development of sustainable and smart buildings not only brings economic benefits, but is also one of the means of ensuring that the development of the construction sector meets the needs of today's society without compromising the well-being of future generations.
