An object is to provide a gypsum-based building material with a magnetic layer, including: the gypsum-based building material; the magnetic layer covering at least a part of a surface of the gypsum-based building material, wherein the magnetic layer contains iron powder and a binder, a content per unit area of the iron powder is 0.3 kg/m2 or more and a density of the magnetic layer is 2.0 g/cm3 or more.
