The modular unit defines an internal volume 46′′′, and is transportable to a final location for the building in a substantially assembled form. The modular unit comprises a walkway providing access between an exterior and an interior of the building. The further building unit defines an internal volume which provides a living space within the building. The service pod 50a′′′; 50b′′′; 50d′′′ is mounted within the internal volume of the modular building unit. The service pod is a self-contained structure comprising a support structure defining an internal volume of the service pod, the internal volume containing equipment providing one or more technical function within the building, the technical function selected from the group comprising the provision of utilities, communications, heating and ventilation. The service pod is releasably mounted within the internal volume of the modular building unit and dimensioned so that it can be removed through the walkway of the modular building unit.
