PLATFORM SYSTEM FOR MANAGEMENT OF CONDOMINIUM BUILDINGS METHOD FOR MANAGEMENT OF CONDOMINIUM BUILDINGS AND COMPUTER PROGRAM FOR THE SAME
The present invention relates to a platform system for managing collective buildings to provide a safe use environment to tenants, a collective building management method using the same, and a computer program for the same. According to the present invention, the platform system for managing collective buildings comprises: a communication unit configured to communicate with one or more access control devices installed in one or more rooms of the collective building, respectively, and one or more user devices corresponding to tenants of the one or more rooms; a scraping unit configured to receive authentication information corresponding to the tenant of the collective building and communicate with a financial institution server by using the authentication information to collect transaction details corresponding to payment of rent for the one or more rooms; an address generator configured to determine a first access control device corresponding to a room, in which the rent payment is confirmed from the transaction details, among the one or more rooms and generate one-time address information accessible to the first access control device; and an access control unit configured to determine a first user device corresponding to the first access control device among the one or more user devices and transmit the one-time address information to the first user device. In this case, the one-time address information includes an address for accessing a control page capable of changing an authentication key of the first access control device and the access control unit can periodically initialize the authentication key of the at least one access control device and the control page address of the at least one access control device.
집합건물 운영 플랫폼(platform) 시스템은, 집합건물의 하나 이상의 호실에 각각 설치된 하나 이상의 출입제어 장치 및 상기 하나 이상의 호실의 임차인에 상응하는 하나 이상의 사용자 장치와 통신하도록 구성된 통신부; 상기 집합건물의 임대인에 상응하는 인증 정보를 수신하고, 상기 인증 정보를 이용하여 금융기관 서버와 통신함으로써, 상기 하나 이상의 호실에 대한 임차료 납부에 상응하는 거래 내역을 수집하도록 구성된 스크래핑(scraping)부; 상기 하나 이상의 호실 중 상기 거래 내역으로부터 임차료 납부 사실이 확인되는 호실에 상응하는 제1 출입제어 장치를 결정하고, 상기 제1 출입제어 장치에 접근 가능한 일회용 주소 정보를 생성하도록 구성된 주소 생성부; 및 상기 하나 이상의 사용자 장치 중 상기 제1 출입제어 장치에 상응하는 제1 사용자 장치를 결정하고, 상기 일회용 주소 정보를 상기 제1 사용자 장치에 전송하도록 구성된 출입 제어부를 포함할 수 있다. 이때, 상기 일회용 주소 정보는 상기 제1 출입제어 장치의 인증키를 변경할 수 있는 제어 페이지에 접근하기 위한 주소를 포함하며, 상기 출입 제어부는, 상기 하나 이상의 출입제어 장치의 인증키 및 상기 하나 이상의 출입제어 장치의 제어 페이지 주소를 주기적으로 초기화할 수 있다.

The present invention relates to a platform system for managing collective buildings to provide a safe use environment to tenants, a collective building management method using the same, and a computer program for the same. In this case, the one-time address information includes an address for accessing a control page capable of changing an authentication key of the first access control device and the access control unit can periodically initialize the authentication key of the at least one access control device and the control page address of the at least one access control device.
