Affordable Housing Demonstration: A Case Study, Lacey, Washington
This report describes the Affordable Demonstration Housing Project constructed in Lacey, Wash., as part of HUD's Joint Venture for Affordable Housing. The project brought builders and local officials together to identify ways to reduce the cost of housing and to modify or interpret local building codes and site development regulations so that these methods could be used. The project is located on a 21.9-acre, 176-unit subdivision in a suburb of the State's capital city. The demonstration consists of 64 cottages, 64 loft homes, 38 townhouses, and 10 patio homes. Sizes range from 648 square feet to 1,287 square feet, and sales prices range from the high $30's to the low $60's. Costs saved through changes in processing procedures, land development standards, construction codes, and use of building practices not normally used in Lacey are estimated to be $7,396 per unit. The project had its grand opening in April 1984; by October 1984, 33 units were sold. Photographs, diagrams, and data tables are included. (Author abstract modified).
