Definition of Areal Submarkets for Housing in Minneapolis and Suburban Areas
A sample of 2500 intra-urban household moves is analyzed to identify 28 areally defined, non-overlapping housing submarkets comprised of census tracts. The 1970-71 housing sub-markets in the Minneapolis and suburban area include 350 1970 census tracts. They provide the framework for evaluating the position of the suburban municipality of Brooklyn Park and its constituent tracts. Brooklyn Park installed a growth control system in the 1960s, and the question was subsequently raised whether the presence of the growth control system affected the housing market. The submarket analysis described in this study illustrates that the tracts that make up Brooklyn Park fall into three different housing submarkets. An evaluation of the effects of the growth control system must proceed in terms of the performance of the Brooklyn Park tracts within the submarkets that they are located in. The study explains in detail how intra-urban migration data can be used to define intra-urban housing submarkets.
