Factors Contributing to Building Defects
This chapter reviews the literature related to the factors that contributing to the building defects. Most of the factors contribute to the building defects and it is impossible to control all the factors above during design, construction and occupancy stage. These factors are also related to each other to cause building defects. In this study, it is found that the factors identified have some impacts towards the building condition. These factors are determined as independent variables in this study. The relationship between factors and building condition has been studied and analysed in this study. To identify the types of defects and the root cause of the problems in the actual buildings in this study, it required building condition assessment (BCA) and find the cause of problems and provide accurate information of the building defects. BCA as a method of inspection for data collection was analysed and reported in the next chapter.
