ASC 842 LEASES
Under ASC 842, lessees recognize all leases, other than short‐term leases, on the balance sheet. Lessees recognize a right‐of‐use asset and a lease liability for those leases. Compared with ASC 840 guidance, this may significantly increase reported assets and liabilities for some lessees for some leases. Unless electing the accounting policy in ASC 842‐10‐15‐42A, the lessor should allocate the contract's consideration to the separate lease and nonlease components. Lessees must reassess the lease term if a triggering event occurs that: is under the lessee's control or an option is exercised/not exercised as planned. Any necessary reassessment should be made as of the date the reassessment is required. A lease modification is a change to the terms and conditions of a lease: that was not part of the original lease and that results in a change in scope or consideration.
