As‐built records are drawings and other information that, as the name implies, show the construction and installation of all the work as it has actually been carried out on site, including construction, materials, and, possibly most importantly, all services. The person best placed to produce the as‐built drawings is the contractor because only the contractor, or more accurately the operatives on site, really knows what has actually been built. Sometimes, the architect is given the responsibility of producing the as‐built drawings and more than once an architect has asked the author if it is acceptable simply to provide the original drawings supplied to the contractor. As‐built drawings are usually provided by the contractor for the purposes of the health and safety file but some contracts stipulate that the drawings must be provided before practical completion can be certified.
