Different building contracts say different things about replacing an architect. Sometimes, if the contract simply refers to a contract administrator, an architect may resign and the employer may appoint a building surveyor as a replacement. Or the contract administrator may be a quantity surveyor whom the employer replaces by an architect. Obviously, the contractor cannot object to the appointment of a replacement architect if the original architect resigns, because there must be someone to issue certificates and instructions in accordance with what the particular building contract says. Unless the building contract says otherwise, the employer can appoint a completely unqualified person to be contract administrator provided the name is included in the tender documents so that the contractor can check out that person's credentials. The RIBA has a Code of Professional Conduct, which sets out how architects should conduct their professional lives.
