Value Perspective: Research on the Influencing Factors of Housing Price Based on Structural Equation Model
Facing the strange phenomenon of housing price “rising and rising repeatedly” and the dilemma of price separating from value, based on the perspective of value, this paper makes an in-depth analysis of the main body of housing value and divides it into two parts: the value of the housing itself and the added value endowed by the value of the city where the housing is located. Then, by sorting out the literature and extracting the influencing factors of housing price, four dimensions influencing the housing value were determined: urban modern value, urban original value, residential investment, and its utility value, as well as the basic residential function value and corresponding index system. At last, this paper constructs the equation model of housing price structure, and uses Amos software to verify the model with an example. The results show that the model is reasonable and the four dimensions have a positive effect on the housing price. Therefore, this paper puts forward some suggestions to provide some reference for residential development, buyer selection, and urban planning.
