Schedule Control of PCM Projects
When awarded a contract, the contractor agrees to complete the project by a set date and within a fixed price. Proper schedule management and the advantage of schedules in relationship to contract delays, documentation and litigation are explored. Schedule management involves the initial schedule between the owner and contractor and the establishment of contract interfaces. Schedule management also requires day-to-day monitoring by the resident inspectors and periodic updating by the owner and the contractor. This type of maintenance enables contract delays to be evaluated by time impact analyses based on current work progress. The importance of retaining documentation of the updated networks, type of computer program used and the contractor's contingency time is presented. Schedules, correctly utilized, assure a properly-managed project and reduced claims.
