Inspection, Rating, and Repair of a Residential Building Envelope Detail
Building envelope failures resulting in water intrusion distress are well documented in the literature. Weather-resistive barriers underneath siding systems are often installed in haste by subcontractors or workers that do not understand lapping sequence to achieve the desired water-shedding installation. This paper documents a case study whereby a simple detail around a roof drain scupper caused significant damage to a residential house located in Denver Colorado. Non-destructive inspections and destructive tests were completed in order to determine the origin and cause of the damage. Economic ramifications as a result of the litigation are also discussed.
