The Building Code and Repairs to Damaged Structures
Every day structures are damaged and structural engineers are required to design repairs. When designing repairs, many engineers are unclear on how far to extend repairs into undamaged areas of the structure. Modern building codes provide direction on this. However, code requirements are somewhat ambiguous and can trigger significant costs. As such, it is important to have a good understanding of the code provisions and their intent. With a focus on how far repairs have to extend into undamaged areas of the structure, this paper presents a brief history of the building code as it pertains to repair of damaged buildings, and explains the current code provisions. Potential dilemmas created by the code are discussed along with possible solutions. Additionally, this paper examines a case study which highlights the drastic expenses a building owner or insurer can incur due to the most recent code changes.
