Spatial Characteristics and Influencing Mechanism of Housing Price in Polycentric Mountainous City: A Case Study of Chongqing Central City
Urban housing prices have significant spatial differences in different locations, with a spatial imbalance created. This paper takes Chongqing’s central area as an example, based on housing price data for 476 newly-opening projects for 2011–2017. The ESDA and Kriging interpolation methods were used to analyze the spatial characteristics of residential prices. 8 influencing factors were selected based on the characteristic price theory and the impact mechanism of residential prices was discussed through the construction of PLS and GWR models. The results show that: the spatial distribution of housing prices is inhomogeneous with multiple peaks; the city center, the subway, the key primary and secondary schools, third level 1st class hospital, the municipal parks, and the river views have a significant increase in housing prices; the highly spatial heterogeneity of the commercial and facility promotes the premium of houses in the neighboring areas; transportation accessibility significantly increases the housing prices outside the core areas of the city; landscape comfort boosts the appreciation of housing prices at the junction of two rivers and in the north houses along river. Under the guidance of the “multi-center group structure”, the proximity, accessibility, and landscape endowments of Chongqing’s centers and groups are different, which explains the spatial heterogeneity of housing prices.
