Case Study: Townhome Complex Foundation Failure due to Frost Action—Investigation and Repair
A large townhome complex north of Duluth, Minnesota experienced frost related problems during construction. The building distortions continued to increase after construction and the damage reached the point that some of the structures had to be removed from service. Geotechnical and Structural investigations showed highly frost susceptible soils, poor drainage and poor workmanship during construction as well as design deficiencies that affected performance. The investigative work included dismantling some of the more distorted structures. The eventual repairs were massive and included replacement of foundations, replacement of slabs, foundation insulation and installation of drainage systems. The repairs were complicated by most of the building being occupied. This technical paper will document the project history; the studies carried out prior to remedial designs, the repair designs considered, subsurface exploration, exposure of the existing foundation system, laboratory testing soil samples, thermal analysis of the existing foundation system, structural analysis of the existing foundation system, alternate designs for foundation repairs and the significant reconstruction effort.
