A Study on Construction Risk Management Practices in Addis Ababa Building Construction Projects
Managing risks in construction projects has been recognized as a very important management process in order to achieve the project objectives in terms of time, cost, quality, safety and environmental sustainability. Majority of the parties involved in Ethiopian building construction projects believe that the effect of risk on project objectives can be greatly minimized if construction risk management techniques are used. Literatures were reviewed to observe that construction risk management is a very important management process that helps in making projects successful. Questionnaire survey was performed on different randomly selected building construction companies to observe their awareness and how they deal with risks in their projects. This study found that the parties (mainly this study focuses on contractors and consultants) involved in the Addis Ababa building construction projects have heard of the concept of risk management but they have inadequate knowledge about the principles of the risk management. The common reason given for not incorporating risk management techniques in projects was lack of awareness about their significance. Individual’s judgment and past experience used as methods to deal with risk in the Addis Ababa building construction projects. Financial difficulties, inadequate design and specification, change in scope, and different site condition found to be one of the major causes of risk which has a high probability of occurrence and a high level of impact on project objectives. It was also observed that most building constructions in Addis Ababa are not completed in conformity to their original plan, i.e. they usually sustain delay, cost overrun or quality problems. Stakeholders in construction sector need to include risk management as an integral part of their project management.
