Taking into consideration the increase of the scope of urbanization is necessary to emphasize the sustainable urban development. Urban system establishment is intended to serve people, however for the purpose of keeping stable environment, strong community and high economic standards, the urban planning is compulsory in the context of sustainable development. The main objective of this study is to carry out an analysis of development of Kaunas city. The paper gives an overview of Kaunas city development an d population changing trends and peculiarities. The analysis was made about the population change of Kaunas in separate parts of the city, the dimensional structure of Kaunas city and the effectiveness of territory usage. Also some experts were questioned and the results were summarized. The object of research - the territorial development of Kaunas city. In order to fulfil this work these methods were used: analysis of documents, generalization, graphic modeling and analysis of scientific literature. Th e method of analysis is the research of documents’ features dividing them into separate parts. The method of summation - review and evaluation of object properties. The method of graphic modeling was performed to systematize the information and represent th e results. The overall population declines in the city of Kaunas. In the central catchment areas population and density is higher, but these areas notable to decline in population, and peripheral parts of the city the number of people increases. Kaunas c ity has the potential to evolve not remote from the existing center to the southern and south - west. Meanwhile, the central part of the city of Kaunas are also free to move south and southwest directions, it is extensively used and abandoned areas at Kaunak iemio Street, Railway Station area, Low - Freda and near Vilijampolė. In the Centre of Registers unregistered land that is not classified as national importance forests or water, consists 31% of the total surface area in the city of Kaunas. This area should be retable, the impact of development valued, the more intensive use of the land.
