Analysis of Factors Causing Disputes Between Owners and Contractors in Apartment Construction Projects
Dispute managing is an inevitable process in construction industry to achieve project completion both physical and financial. Disputes are unavoidable due to the nature of the contracts, their complexity, the number of parties involved, cost constraint, the risk and the pressure of time and, improper preparation of the contract documents and correct realization of the work. The significantly increasing number of construction disputes indicates the need for the implementation of an effective construction dispute management process. This thesis looks into role of owners and contractors in dispute generation for apartment construction projects. This study adopts a comparative approach on dispute management and roles followed. Despite clear demarcation of these roles each construction project are completed with cost overrun and time delay. The analysis has been done using SPSS software. This phase is classified into four stages. In the first stage the response from the respondents are entered into SPSS database. The second stage of analysis involves finding the overall mean rank and RII of the factors based on the mean of the responses. The third stage of analysis is Partial correlation analysis. The fourth stage of the analysis involves linear regression analysis. The outcome of the study helps determine the leading causes of disputes between owners and contractors in apartment construction projects in this region.
