Master's thesis carries out a research of the features and methods of real estate valuation, experience of foreign countries in this scope. The main principles on the basis of which the value of real estate in the world and in Lithuania is determined were analyzed. The Lithuanian residential real estate market has been analyzed. The residential housing market in Vilnius has been analyzed in detail. The hypothesis that the value of housing, which is strongly influenced by external social factors, differs from the real estate, which is slightly influenced by these factors, has been tested. Objects affected by airport and road noise pollution were examined. After analyzing the theoretical and practical aspects of evaluation, taking into account social factors, the conclusions and suggestions of the final work were presented. The work consists of 6 parts: introduction, analysis of theoretical aspects of real estate valuation, real estate market analysis, analysis of the impact of social factors on real estate value, conclusions and suggestions, references. Work appendices are attached separately.
