A lifting trolley 54 for installing perfricated modular building units (10, Figs. 1 & 2), comprising a chassis 58 having wheels, preferably casters 60/73, and an engaging plate 62 for engaging a unit, the plate vertically moveable relative to the chassis between lowered and raised positions. There may be a scissor lift mechanism 66 with actuators, an electric motor to drive a retractable powered caster and a handrail 68(70/72). The engaging plate 62 may be identical in size and shape to a worktop (36, Fig. 2) included on a modular utility unit (10), which may be for example a modular kitchen area/utility room, such that it engages worktop brackets (30, Fig. 2) in use, to lift the unit. The width of the trolley engaged with a utility unit may be less that the width of a standard doorway, such that the trolley can be used to install units in buildings, e.g. modular high occupancy constructions containing multiple similar units.
