    PROBLEM TO BE SOLVED: To provide a collective housing having an external screen of opening ratio less than 50% to ensure inner/outer circumstances with a method other than curtain or blind without influences on floor area ratio.SOLUTION: Each dwelling unit 6 is provided with a balcony 3 and a wellhole 4, a screen 2 is installed in the wellhole part. Odd floors and even floors are positioned on different level. With this, the screen of opening ratio less than 50% can be installed without reducing the indoor floor area, and an evacuation route for two floors is ensured for swift evacuation in a case of emergency.SELECTED DRAWING: Figure 1

    【課題】 都心における集合住宅において、カーテンやブラインド以外の方法で内外の関係に幅を持たせるために開口率５０％未満の外付けのスクリーンを設置しながら容積率に影響のない手段をとる。【解決手段】 各住戸６にはバルコニー３と吹抜け４をそれぞれ設け、吹き抜け部にはスクリーン２を設置する。また、その平面位置は、奇数階と偶数階では異なる位置とする。そうすることで室内の床面積を減ずることなく開口率５０％未満のスクリーンを設けることができ、また、２層毎の避難経路となり、有事の際、迅速な避難を可能とする。【選択図】図１
