To provide an exterior wall unit, an exterior wall structure and a building which can maintain cut-off property when a cut-off part on an exterior wall surface side is degraded while suppressing an increase in a thickness as the whole exterior wall.SOLUTION: An external wall structure 10 of a building 1 having an opening 11 has a sash frame part 13 provided on the opening 11, and a plurality of jacket materials 12 provided around the sash frame part 13. A primary cut-off part 21, a secondary cut-off part 22 and a drainage ditch 23 positioned between the primary cut-off part 21 and the secondary cut-off part 22 are provided between the jacket materials 12 and the sash frame part 13. The primary cut-off part 21, the secondary cut-off part 22 and the drainage ditch 23 are provided within a range of the thickness of the jacket materials 12.SELECTED DRAWING: Figure 3
