Hospital Renovation or Replacement. Costs and Considerations
Pressure to modernize the nation's aging stock of hospitals is accelerating as changes continue to occur in medical technology, practice patterns, code requirements, building design, and the population's health care needs. This pressure will produce an increase in requests for renovation and replacement of existing, needed acute care capacity. State Health Planning and Development Agencies reviewing these projects need a method to rank them in terms of their relative need, and to determine the most cost-effective construction alternative. Toward establishing that method, this document identifies five variables that strongly contribute to differences between hospital renovation and replacement costs. The document examines in detail how these variables incur specific capital, operating, and indirect costs in both renovation and replacement. Guidelines are provided and methods are described that can be used to compare construction alternatives.
