The report is a proposed revised zoning ordinance for the town of Lewisboro, NY. It is intended both to modernize present standards and procedures as they exist in the town zoning ordinance and to implement the recently adopted comprehensive town plan of development. Insofar as it was consistent with the intent of the project, existing elements in the town's zoning ordinance were retained. When necessary, they were modified, eliminated, or replaced by new provisions. Major new sections in the proposed draft include the requirement of middle income dwelling units in multi-family housing and in designed residence districts; the establishment of use regulations for a new multi-family residence district; the establishment of use regulations for a new office historic preservation district; the establishment of individual standards and requirements for various special permit uses; new procedures for site development plan approval; provision for a new Board of Architectural Review; and new standards and requirements for parking and loading areas.
