Factual Information
The analysis of delays requires factual information. The basis for assessing delays is usually the ‘as‐planned schedule’ (the contract schedule 9 also known as the master schedule or accepted schedule) at the start of the project. As it is not uncommon for this as‐planned schedule to contain some anomalies and technical errors that could affect the outcome of a delay analysis, the option exists of correcting or repairing the as‐planned schedule for use as the as‐planned schedule in the analysis. This option and its effects are reviewed. Having produced the schedule, the contractor should use it as a tool for managing the project. To do this effectively requires additions to the schedule and the inclusion comprehensive as‐built/progress records. Progress may not proceed as planned. We look at what should be recorded to ensure that sufficient information is available to planners and lawyers who are required to assess delays.
