In this chapter we discuss some of the more common structural defects encountered in buildings. Settlement, subsidence, roof spread, shrinkage, wall tie failure, chemical attack and overloading of structural elements are all considered and we examine their characteristic traits to enable the reader to identify such failures. The correct diagnosis and identification of a failure then leads to the proposed remedies for such failures. This is not intended to be an exhaustive list but provides information and a means of identification of the causes to enable the reader to identify such problems.
