A platform for research: civil engineering, architecture and urbanism
The duties of a project manager depend on the construction professional who carries out that role and what the role is in a particular case. This chapter is concerned with a project manager involved in building construction and employed by the employer. There are basically two types of project managers: project managers who act on behalf of the employer as an agent; and project managers who administer building contracts. The first type acts as the client’s representative or agent, but has no power to verify or sign any certificates nor to recommend payment unless vested by the contractor. The second type acts as a contract administrator in regard to the building contract and must be named in the contract. Such a project manager issues instructions and certificates, but is also responsible for co‐ordinating the roles of the other construction professionals and must have the authority to do so. This is true project management.
