Affordability
The critical question of affordability is a common theme. When it comes to affordability, it is a new day everyday because the market is constantly shifting. This chapter addresses important issue of affordability when designing communities. In 2021, the costs of construction are double to what they were in 2008. Global warming will be one of the greatest causes of housing cost increases in the future. Creative housing solutions such as modular homes, shipping container houses, straw bale and cob homes might offer some possibility for reductions, but not in multi family construction, as it will likely shift to timber frame or to IFC or many others. It is critical that architects learn how much engineering, consultants, and materials cost and what will save money for their projects. It is also important that groups hire architects experienced in building communities to ensure their project is affordable.
