EFFECT OF CRITICAL SUCCESS FACTORS ON CONDOMINIUM CONSTRUCTIONS PROJECT: THE CASE OF BOLE ARABSA SITE IN ADDIS ABABA
The construction industry is dynamic in nature due to the increasing uncertainties in technology, budgets, and development processes. Nowadays, building projects are becoming much more complex and difficult. Project team are facing unprecedented changes. The study of project critical success factors (CSFs) is considered to be a means to improve the effectiveness of project. Thus this research is aimed to study effect of critical success factors on construction of condominium houses in Addis Ababa. Consequently, this research is conducted in order to make an attempt to identify which variables significantly affect the success of project implementation. To carry out survey analysis the study used descriptive survey research design. To make the analysis a total of 108 questionnaires were distributed using stratified and simple random samplings to contractors, consultants and clients, out of which 92 questionnaires were returned and show 85.2% response rate. To make the analysis the study used both descriptive and inferential statistical tools and presented in table and figure format. This study has chosen twenty eight (28) variables and categorized in to six (6) groups that the questionnaire respondents were asked to rank and score. A criticality score and a criticality index were used to identify the CSFs which, in descending order of importance, were found to be: project mangers lack of technical skill of project management, lack of coordination, lack of clear goal and procedures by client, lack of skilled personnel, shortage of materials and resources, poor project planning and lack of control of the project by contractors, inefficient capacity of contractors, low consultant experiences, change of designs and orders, client’s ability to make decision. Further study shows there is positive and significant relationship between CSFs and organizational performance in construction of condominium. The regression analysis result shows that independent variables (like client, contractors, consultants project manager and management related factors) has significant and positive effect on organizational performance. Based on the research findings the study recommended the project should improve the technical capability of the project manager, the client should set clear objective and procedures, assign qualified and competent employees both in contractors and consultants, apply modern construction technologies, and improve employees efficiency through appropriate trainings.
