ASSESSMENT OF AFFORDABILITY OF CONDOMINIUM HOUSES:THE CASE OF YEKA AYAT 2 CONDOMINIUM SITE, ADDIS ABABA, ETHIOPIA
Housing affordability is an indicator of householder’s ability to own a house. Ratio approach measure is a popular and simplest measurement of housing affordability. The objective of this research is to assess the condominium housing affordability in, Yeka Ayat 2 site, Addis Ababa. A stratified sampling technique was used in this research. The sample of this research comprised 351 individuals who owned houses at Yeka Ayat 2 site, Addis Ababa city. A sample size was determined by using the sample size determination formula. Both primary and secondary data sources were used in the study. Primary data were gathered from households in the condominium housing units by questionnaire survey using stratified sampling. Descriptive analyses were held in this study to achieve the intended research objective. The study revealed that 64.93 percent of the households in the study area were shelter poor (spent more than 30 percent of their monthly income on housing expenses) and the remaining 35.07 percent were non-shelter poor. In spite of the efforts made by the government, so far, the question of affordability of the poor and the middle class group of the society to secure housing under the condominium scheme remains unresolved. The governments of developing countries such as Ethiopia should expand their housing program to support the production of good quality public housing that includes socially controlled rental accommodation that is affordable to those households in the lowest income groups who are unable or unwilling to invest in the housing sector. Given that most of the management and administration of urban housing in most developing countries are handled by the central governments, there should be devolution of authority in the housing sector to the regional and local levels so that the increasing needs of the public can be met in short waiting time.
