The landowners regained a large part of subsurface drainage network along with their land in 2004 when the new Land Reclamation Law was approved. The residual value of land reclamation estate transferred to land owners reached 632.5 Lt ha-1 on the average. However, the main principles of land evaluation remain the same. The recent mass valuation system implemented in Lithuania in 2002 and based on land market prices does not fully reflect the real land reclamation condition and thus does not correspond to the new situation. Investigations of the peculiarities of changes in the value of agricultural land in respect of the variation in land reclamation conditions were carried out at the Water Management Institute of the Lithuanian University of Agriculture in 2002– 2005. The aim of the studies was to propose new evaluation criteria of drained land. The studies were based on the analysis and statistical estimation of the current situation in the land reclamation sector. The paper analyses the natural, technical and economic factors determining the value of drained land, i.e. the effect of draining on soil capability, dependence of a drainage system reliability on its lifetime, the territorial distribution of land reclamation structures and economic indices. It has been determined that the valuation of drained land must be based on zonal principles because the selected territories differ in their typical values of evaluation criteria. Common evaluation is a function of the correction coefficients of land value, which estimate the principal factors determining the value of drained land.
