本实施例公开一种竖向限位导向装置及系统。竖向限位导向装置包括：限位部和若干连接部；限位部设置于待拆除房体内部的水平支撑面，限位部沿重力方向的反向延伸且贯穿待拆房体中楼板的预留孔；若干连接部绕限位部的轴向均匀分布，连接部沿预留孔的径向设置，一端与楼板和/或横梁可拆卸连接，另一端设有运动件，以活动抵触限位部的表面，通过连接部一端的运动件与限位部实现接触，在通过逆向拆除楼体下降的过程中，在运动件与限位部接触配合的作用下，可实现楼体的稳定下降，不会出现偏移的情况，进而避免了楼体倾斜导致坍塌的情况。
