The component A is prepared by heating fatty acid and a catalyst to 90-100 DEG C, stirring, adding amine, and reacting for 3-4 hours under the action of vacuumizing. The component B is prepared by dissolving diisocyanate and a core material and then dropwise adding an emulsifier and water under the stirring action; and adding polyethylene glycol, continuously reacting for 1-1.5 hours, and drying in vacuum. The direct vat set multifunctional asphalt mixture warm mixing agent prepared by the invention can ensure the mixing workability of an asphalt mixture at a lower temperature and realize the warm mixing characteristic; the preparation method is simple, mild in condition, low in equipment requirement and suitable for large-scale industrial production; when in use, the mortar does not need to be premixed with asphalt, can be directly mixed with aggregate, and is simple and convenient.
