The modular unit defines an internal volume 46′′′, and is transportable to a final location for the building in a substantially assembled form. The modular unit comprises an aperture in an external wall. The further building unit defines an internal volume which provides a living space within the building. The service pod 50a′′′; 50b′′′; 50d′′′ is mounted within the internal volume of the modular building unit. The service pod is a self-contained structure comprising a support structure defining an internal volume of the service pod, the internal volume containing equipment providing one or more technical function within the building, the technical function selected from the group comprising the provision of utilities, communications, heating and ventilation. The service pod is releasably mounted within the internal volume of the modular building unit and further comprises a wall configured to close the aperture of the modular building unit external wall, the service pod being removable from the modular building unit through the aperture carrying its wall.
