The present invention relates to a functional building structure using a core space of an apartment house. The functional building structure using the core space of the apartment house of the present invention comprises the core space constructed between front doors for entry of and exit from a plurality of households, wherein the core space includes: a balcony provided for forming a core zone having openness; and a common table arranged around the balcony and capable of being commonly used by household members. Therefore, the functional building structure using the core space of the apartment house can maximize the efficiency of the limited space of the apartment house.
