In theory the contract documents can consist of anything, but in virtually all building contracts, the contract documents consist of the contract drawings, the specification and bills of quantities or schedules of work, and whichever printed form is to be used with them. If the contractor is to design a portion or all of the Works, the documents will also probably include a detailed performance specification and the contractor’s proposals for satisfying the performance specification. Articles are the formal opening parts of a contract which set out the essential elements that are agreed and made subject to the rest of the contract terms. Recitals usually explain the background to the contract and set down what the parties intend to do and sometimes what they have already done, such as that they have entered into another contract about a related matter.
