Drives of Urban Village Redevelopment in China: A Systematic Literature Review
China is meeting the challenge of sustainable urban redevelopment due to its massive economic transformation process. Compared with other newly developed urban areas, urban villages in China are in greater need for redevelopment. Redevelopment of urban villages has attracted considerable attention from both the academic community and the public. However, there is still a lack of a comprehensive understanding on the drivers of urban village redevelopment in China. To fill the gap, this study surveys existing literature on urban villages from the Web of Science Core Collection database that were published between 2008 and 2020. A total of 167 papers are reviewed based on a bibliometric analysis and a critical content analysis. It is found that there are at least three main processes which have driven urban village redevelopment in China. First, from the consumption side, there is a strong emerging demand of improving living conditions, which have triggered the restructuring of urban villages with substandard built environment into high-quality urban spaces. Second, from the production side, the developers’ pursuit of land rent gap derived from land use change is also a strong driving force for demolition and redevelopment of urban villages. Finally, the states and local governments have played an important role in promoting urban village redevelopment.
