The main problems which appear while performing cadastral measurements and preparing cases are inaccurate primary data, inaccuracies of cadastral data identification, faulty and inaccurately developed land-use plans, unclear and unreadable abriss. The aim of the present paper is to detect the problems of land area cadastral data selection and specification, and provide solutions. The investigation sets up the following objectives: 1. To generalize the concept of cadastral measurement, land area cadastral data, the main problems of cadastral data estimation; 2. To analyze legislation regulating implementation of land area cadastral measurement; 3. To evaluate the problems of land area cadastral data selection and provide solutions; 4. To carry out an investigation of cadastral data estimation and adjustment. Research methods used while preparing the paper: theoretical analysis, descriptive and comparative methods. Empirical questionnaire method and interview were used for the research. The assessment of the problems emerging at the moment of cadastrial measurement revealed that the most frequent problem is an inaccurate primary data. Inaccurate data collection leads to land area configuration, area or outside length discrepancy. The lack of remaining landmarks is noticed. According to surveyors, legislation is prepared improperly, they usually are ambiguous. One of the most serious problems of cadastrial measurement is discrepancy of territorial planning documents. Low quality land management projects were have been identified as the most common index which cause a mismatch of obtained areas between preliminary and geodetic measurements.
