PROPERTY MANAGEMENT SYSTEM, PROPERTY MANAGEMENT METHOD, AND LOCKING/UNLOCKING DEVICE USED WITH PROPERTY MANAGEMENT SYSTEM
PROBLEM TO BE SOLVED: To provide a property management system, a property management method and a locking/unlocking device used with the property management system that sufficiently ensure security for a tenant after previewing of the property by himself/herself, and making even an existing property available for self-previewing readily at a low cost.SOLUTION: A property management system 10 comprises a locking/unlocking device 20, a management device 15, and a mobile unit 17. The locking/unlocking device 20 may be switched among a first locking/unlocking mode for electrical unlocking using a prescribed code number, a second locking/unlocking mode for electrical unlocking using temporarily available authentication information, and a third locking/unlocking mode for locking/unlocking using a physical key. The management device 15 includes reservation acceptance means for accepting a reservation on previewing, authentication information creation means for creating authentication information, and authentication information transmission means for transmitting the authentication information to the mobile unit possessed by a previewing person. The locking/unlocking device 20 performs unlocking when the authentication information is input while being set to the second locking/unlocking mode.SELECTED DRAWING: Figure 1
【課題】セルフ内覧を行ってもその後の入居者にとって十分なセキュリティを確保できるとともに、既存の物件であっても、安価かつ容易にセルフ内覧の対象物件とすることが可能になる物件管理システム、物件管理方法および物件管理システムに用いる施解錠装置を提供する。【解決手段】物件管理システム10は、施解錠装置20と、管理装置15と、携帯端末17とを備え、施解錠装置20は、所定の暗証番号を用いて電気的に解錠する第一の施解錠モードと、一時的に利用可能な認証情報を用いて電気的に解錠する第二の施解錠モードと、物理的な鍵を用いて施解錠する第三の施解錠モードと、を切替可能であり、管理装置15は内覧の予約を受け付ける予約受付手段と、認証情報を生成する認証情報生成手段を有し、内覧者が所持する携帯端末に向けて認証情報を送信する認証情報送信手段とを有し、施解錠装置20は、第二の施解錠モードの設定中に、認証情報が入力された場合に、解錠を行う。【選択図】図1
