The project is a Neighborhood Development Program and housing program to provide low and moderate and medium income housing in an area just west of the Central Business District of Denver, Colorado. The project will remove 47 businesses and 275 housing units from the 42 acre site and replace them with 200 units of housing for the elderly, 150 Garden Apartments, 250 Townhouse Apartments and a 300 unit motel along with site improvements on the land owned by the private and public sector. The project will benefit the social environment by providing much needed low and moderate-income housing which is close to jobs, shops, health facilities, and other needed recreational, cultural, and educational facilities in downtown Denver, Colorado. It will also eliminate slums and blighted conditions. Adverse effects are air pollution exposure, moderate noise exposure, and relocation of older homeowners.
