The project is a conventional Urban Renewal project in Colorado Springs to remove substandard structures and dwelling units from a four block area in order to make the land available for redevelopment. Blighted and substandard structures will be replaced with a public parking garage, 350,000 feet of commercial space, housing of a type to be determined by market studies, a motor hotel, housing for the elderly, and open space. The project will benefit the social, economic and physical environment by providing through appropriate urban design a more enticing area for businesses to relocate and a more aesthetically pleasing area for the location of a low density population. Adverse environmental effects on the project are air pollution exposure and noise exposure from vehicle traffic in the area which hopefully will be diminished through urban design. Land use will remain primarily commercial and light industrial in nature.
