Maintenence Management: A Guide to Good Practice
This publication is a guide to the organization, management and execution of building maintenance. Maintenance strategies must take into account the requirements of the building owner and of the estate, and must include condition surveys, set maintenance service standards and consider legal responsibilities, sources of finance and value for money. Factors affecting the choice of contractor, contractural arrangement, contracting method and the use of direct labor are discussed. Procedures are outlined to establish the direct labor manpower budget. The components of maintenance expenditure are listed, and an example of the preparation of annual estimates for the maintenance budget is given; final accounts should set out the components of the annual maintenance budget.
