Commercial Development and GIS in Neighborhood Context: Case of Tirana, Albania
This study investigated how neighborhood accessibility is reflected in the site-location by examining retail markets and shops viability of urban environmental factors supporting walking activities. Attention has been paid to urban configuration and how it supports retail activity and their site-location viability in the neighborhood. Accessibility and pedestrian traffic are the most important factors that are considered when selecting a site area. However, the hypothesis of the retail viability is linked to neighborhood’s accessibility and defines a statistical relationship. The proposed methodology is demonstrated using a case study based on city of Tirana. We analyzed the socio-economic data in block area and the spatial data, supported by geographic information systems (GIS), which highlights the physical parameters of the retail site-locations in urban environment and also the employment and business activity. The analysis of the site-location was led by the use of GIS to explore where may be the next retail store could be located. As well as comparative analysis between GIS and the gravity model was done and techniques of the analysis are combined to find the most potential areas for market use. The results suggest the potential locations in urban and suburban areas for the better viability of retail to the pedestrian-friendly orientation and proximity to housing. The paper concludes in the evaluation of the neighborhood’s configuration determining the business viability by various parameters and a better understanding about accessibility for new location and the areas with the next store potential stores and market enlargement.
